LEVEL 3 BUILDING SURVEY
The L3 Report is our own format and differs from those offered by other practices and is based on what is important to clients and what we have learnt over the years which homeowners find to be beneficial information. The L3 Building Survey (often referred to as the Structural Survey) is the most detailed type of Survey available and is generally recommended for properties pre 1950 or any properties, which have been extended or significantly altered. You will receive a very detailed bespoke report. The report will not only describe visible defects but also consider potential issues caused by hidden flaws. The benefit of a L3 Survey is the detail that the report will go into when discussing a particular defect. Where a defect is noted, the report will provide analysis of the defect, its likely causes and the possible practical remedies. We are confident the level of detail provided in our reports cannot be matched by your average building survey report. |
LEVEL 2 BUILDING SURVEY
The L2 Survey (previously known as Homebuyer Survey) was designed by RICS and is a briefer version of the Building Survey, but more detailed than a mortgage valuation (which simply checks the building is worth the amount you are asking to borrow for it). L2 Surveys are generally only suitable for more modern homes that are considered to be in generally good condition. If the property is old or dilapidated, it will require a more detailed and thorough Building Survey. The structural integrity of the property is not examined in detail, nor are defects that are down to wear and tear. The report is straightforward and easy to follow, but it is not tailored to individual cases. The L2 survey will detect if a serious problem is uncovered during the survey. The report will include an overview of required property maintenance and will give you an idea of whether repairs are needed, but it will not discuss the repair options. Problems areas are rated as a traffic light system, this will provide you with a good idea of how much work needs to be done on the property and which issues are most urgent. |
